Allotment is provisional and at the discretion of the Company, which may reject any application without explanation. Applicants must comply with all relevant laws, rules, and notifications.
Carpet area includes net usable floor space, excluding external walls and service shafts. Super built-up area includes covered area plus balconies, verandahs, and proportionate common areas like corridors and lifts.
The total price must be paid according to the agreed Payment Plan. Timely payment is essential, and delayed payments attract interest as per HRERA Rules, 2017. Continued delays may result in cancellation and forfeiture of the booking amount and accrued interest.
Allotment is provisional until the Agreement is signed, which will outline final terms and conditions. Preliminary terms may change upon execution of the Agreement.
In case of payment default, the Company may cancel the booking and refund the amount after deducting earnest money, interest, and other costs. Refunds will be processed within 45 days from the realization of money from new customers.
Upon completion, the Company will issue a possession notice. The applicant must take possession within 30 days, failing which holding charges will apply. The Company will maintain essential services until the Association of Allottees or a competent authority takes over, and allottees must sign a separate maintenance agreement.
NRI/PIO applicants must comply with FEMA, 1999, and other statutory provisions. Non-compliance will result in the cancellation of the application and a refund without interest.
